For demolition of all existing buildings on the site (c.9,949sq.m) and north and north-western boundary wall. Provision of new Electric Vehicle Charging Hub for 36 vehicles (all under canopy measuring 3.22m high) along with 8 no. EV bus/HGV charging spaces. Construction of 8 no. buildings (total gfa 10,527.59sq.m) as follows: Distribution centre: single storey structure including offices (gross floor area 9,383.85sq.m) with a maximum height of 19.5m. It includes 13 no. loading bays, Service station – single storey building (759.5sq.m) including net retail area of 99.7sq.m, 3 no. food offers, seating area, drive-thru hatch, toilets, back of house area and external storage compound.
